Summary:
Stay with us for a night or a year in one of our cute and cozy 2 BR / 1 BA apts a few feet away from the St John's River in St Nicholas!

Our apartments are located on a shaded street that is quiet and serene. It is the perfect spot for families moving to Jacksonville from out of town, folks visiting the downtown area for games and events at TIAA Bank Field, or those visiting Jax Beach but looking for economical lodging that's a 25 to 30 minute drive to the Atlantic Ocean!

The Space:
Each apartment is fully furnished with all the amenities you'd need for a short stay - brand new beds, nighstands, a pull out couch, TV, and a fully stocked kitchen.

These units are economical and the perfect fit for traveling nurses, corporate travelers, and military service members PCSing to/from Jacksonville!

Please note - we have pictures of 2 of our 8 apts. The rest aren't pictured but have an identical configuration and are all decorated in a similar fashion!

The Neighborhood:
This small apartment complex is located in the St Nicholas area of Jacksonville - a quiet, residential neighborhood that a few minutes from San Marco Square and just across the bridge from downtown Jax!

Getting Around:
We highly recommend a car if you're staying in Jacksonville for longer than a day or two.

Other Things to Note:
This apartment is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.

We charge a pet fee of $30 / day / pet that you bring with you. This reduces to $150/week / pet and $300 / month / pet for longer term guests. Please submit a special offer with this additional fee included when you book the unit.

***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $25
1-2 hr early arrival/late departure: $50
2-3 hr early arrival/late departure: $100
3+ hr early arrival/late departure: $150 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front porch, patio, or front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (including ash/empty cigarette packs in apartment, common outside area, parking area, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee***

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine.

You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
